Forma Z Quality

The Energy Certification classifies the energy performance of a property on an A + to F scale and recommends improvement measures. It is mandatory in the publicity of any commercial advertisement of the property for sale or rent, and in contract conclusions.

Energy certification in the design stage

We ensure compliance with the Building Energy Certification System, the Energy Performance Regulation of Housing Buildings and the Energy Performance Regulation of Trade and Services Buildings, in accordance with DL118 / 2013. The fulfillment of this requirement is obtained by monitoring the work of the designer, by his analysis and correction request, if necessary, in order to obtain a certified project, with the emission of the energy pre-certificate energy, necessary to obtain the building permit.

Energy certification of buildings (EC)

At FORMA Z, we ensure compliance with the Building Energy Certification System, the Energy Performance Regulation of Housing Buildings and the Energy Performance Regulation of the Commercial and Services Buildings, in accordance with DL118 / 2013. We perform the energy certification of new or existing buildings, be they related to housing or commerce / services. Measurements of indoor air quality in buildings

We carry out assessments of the level of indoor air contamination in buildings, workplaces, controlled environments, clean / white rooms and similar, according to the standard to be checked (e.g. ISO EN 14644). The assessment is, in principle, made to: CO monoxide and carbon dioxide CO 2, Ozone (O 3), formaldehyde (HCHO), total volatile organic compounds (COVsT), PM10μm particles, bacteria (including legionella), fungi and radon gas.

Energy Audit (EA)

Motivated by different goals (reduction of consumption, installation of systems for the production of electricity, applications for incentives, renewal of CEs, disaggregation of consumption), we analyse the building flows, characterizing them and identifying waste and saving opportunities, analyzing their initial cost, payback period and facility feasibility.

Energy rationalization and QAI studies

In case of non-compliance with the legal requirements, it is necessary to present an energy rationalization plan, to be delivered by the owner to DGEG. Certavac can prepare the plans and monitor their implementation in the building, in order to enable the emission of the certificate without watermark.

06.

Supervision of HVAC systems maintenance

Form Z follows the life of the building regarding the maintenance of the AVAC / LIGHTING / other consumers’ technical systems, providing the Installation and Maintenance Technician service – TIM II / III, namely:

  • Preparation of the Preventive Maintenance Plan – PMP;
  • Correct execution of the maintenance of the air conditioning system by the maintenance company and according to the Preventive Maintenance Plan (PMP);
  • Performing periodic inspections of air conditioning equipment and systems;
  • Monitoring indoor air quality conditions by routine verification / measurement;
  • Record changes and update maintenance history.

07.

Building Inspection

We monitor the execution of the air conditioning systems, ensuring compliance with the quality foreseen by the certified project, approving materials and equipment proposed by the contractor and assuring the installation in hygienic conditions, enabling the building certification.
